Why do I believe that West London property
is an especially good investment now?

I believe that London property is a sound asset, for long term buy and hold. This is especially true in times of increasing inflation, as shown by studying the robust property price development during the 1970s when the UK experienced stagflation, i.e. high inflation fuelled by an energy crisis with low growth.

In times of turmoil and inflation, many investors look for a flight to safety. The expression “safe as houses” has never been more pertinent and true, in my view, for protection against currency erosion or simply keeping money in the bank.  

Prices in West London have softened in 2023, coupled with increased rental prices, presenting a unique buying opportunity for long term buy and hold investors. I believe that any further dip in house prices is likely to be short-lived, based on how property prices increased, slowly at first and then rapidly, during a similar stagflation period in the UK in the 1970s.

Owners of leasehold properties have strong legal protections vs their freeholders, according to UK legislation and case law, in support of lease extensions. However, it is important that the lease extension process is done correctly with experienced expert solicitors and valuers. This presents great opportunities for investing in central London.

UK rental demand outstrips supply, in a country with limited land and an increasing population. Since 2002, demand for rental property has almost doubled. A growing population in the UK means that demand is constantly increasing while housing supply is at a 100-year low.

In the next 20 years the number of UK households is expected to reach 28 million, an increase of around 250,000 households each year.
